Tifway 419 Bermuda is a hybrid warm-season grass developed in the 1960s at the Tifton, Georgia breeding program by Dr. Glenn Burton — the same program that produced many of the grasses used on professional sports fields and golf courses across the Southeast.
What sets 419 apart is its combination of density, fine texture, and recovery speed. It grows into a tight, low-profile turf that bounces back from wear faster than most warm-season options. That’s why it’s been the go-to for athletic fields, commercial properties, and homeowners who want a lawn that can take real use without thinning out.
The trade-off: it needs full sun — a hard minimum of 8 hours daily — and rewards a consistent mowing schedule. This isn’t the grass for someone who wants to skip a week. But if you’re willing to keep up with it, 419 delivers a lawn that looks and performs at a level the other options can’t match.

Eastern North Carolina’s long, hot summers are exactly what 419 Bermuda wants. The heat that stresses cool-season grasses is fuel for Tifway — it grows most aggressively during the warmest months, filling in bare spots and thickening up when you need it most.
Our sandy, well-drained Coastal Plain soils are a natural fit. Tifway’s deep root system thrives in sandy ground and doesn’t tolerate standing water, which makes Pitt County’s drainage profile ideal.
One thing to be upfront about: 419 goes dormant in winter. After first frost it turns tan and stays that way until spring green-up. That’s normal and healthy — but if year-round green matters to you, Zoysia holds its color longer into fall.

Mowing
Keep it between ¾ and 1½ inches. 419 grows aggressively in summer, so plan on mowing once or twice a week — it gets stemmy fast if you skip cuts.
Watering
About an inch per week, applied deep and infrequent. 419’s root system runs deep in sandy soil, so less-frequent soaking beats daily sprinkles.
Fertilizing
Higher nitrogen needs than Centipede or Zoysia — 4 to 6 pounds per 1,000 sq ft annually, split across the growing season. A soil test keeps you from overdoing it.
Soil pH
Bermuda is flexible but performs best in the 6.0–6.5 range. Eastern NC soils tend to run slightly acidic, which is close — a soil test will tell you if lime is needed.
